Repair or replace: what decides it in Mesquite
Many Mesquite homes are single-story houses with simple gable or hip roofs, which makes the repair-or-replace question easier to answer honestly. If the shingles still hold their granules and the damage is local, a repair is usually the right call. If wear or storm damage covers several slopes, it is time to replace.
What we check before giving you an answer:
- Shingle condition across every slope, not just the side facing the street. South and west faces wear first.
- The attic, for daylight, stains on the decking and signs of past leaks.
- Flashing and vent boots, which fail long before the shingles on many roofs.
- Layers. If an earlier roofer covered the old roof instead of removing it, that changes the replacement scope.
If the roof has a few good years left, we say so. Our repair versus replacement guide walks through the same reasoning, and our roof repair page covers the fixes we make most often.
Older roofs: layers and attic heat
On older Mesquite homes, two problems come up on replacement after replacement: a second layer of shingles laid over the first, and attic ventilation that falls short of current practice. Neither is hard to fix during a re-roof. Both are expensive to ignore, because they shorten the life of whatever goes on top.
A covered-over roof hides the decking, adds weight and holds heat. We tear off to the deck, replace soft or damaged boards and photograph them so you can see what was under there. For ventilation, we check the balance between intake at the eaves and exhaust at the ridge or vents. A Texas summer attic gets very hot, and that heat ages shingles from underneath. Where the attic needs more airflow, the correction appears as its own line on the replacement estimate.
Mesquite permits through the city portal
The City of Mesquite runs permits through its online Citizen Self Service portal. Before applying for any permit, every applicant, homeowner or contractor, registers an account and applies for a professional license record with a copy of their ID or state license. Only then does the permit application itself go in.
The city’s Building Inspection page warns that choosing the wrong permit type delays issuance. Texas does not issue a state license for roofing, so the city registration is the record that matters for a roofer. We take care of the permit question before the job is scheduled. More on how roofing is regulated in Texas is on our licensing page.
Storm season on the east side
Mesquite gets spring hail most years, and severe weather has come close. The EF4 tornado of December 26, 2015 began in Sunnyvale, Mesquite’s neighbor to the northeast, before tracking through Garland and Rowlett, according to the National Weather Service survey.
Most storm damage on a Mesquite roof is quieter than that: bruised shingles, broken seal strips, dented vents. It is easy to miss from the ground and easy to lose track of until the claim window has passed. After any hail, a free inspection gives you dated photos. If there is a claim, our storm damage team documents it and meets the adjuster. If there is not, we tell you that too.
