What residential roofing services do you offer?
We handle the full life of a home’s roof: free inspections, targeted repairs, complete replacements, hail and storm damage, and the documentation homeowners need for an insurance claim. We also work on the rest of the exterior, because storm damage rarely stops at the shingles and it is easier to have one contractor plan the whole job.
- Roof inspections. Free, photographed, with a straight answer about what needs doing.
- Roof repairs. Leaks, flashing, shingles, valleys, vents and pipe boots.
- Roof replacement. Tear-off, decking, underlayment, ventilation, permit and cleanup.
- Storm and hail damage. Inspection, documentation and repair after a storm.
- Insurance claim help. We document damage, meet the adjuster and explain the process. We are not a public adjuster.
- The rest of the exterior. Gutters, siding, windows, exterior painting and fencing.
How do older and newer DFW homes differ on the roof?
Older homes and newer subdivisions tend to have opposite problems. Established neighborhoods in Arlington and Fort Worth often have original decking, more than one layer of shingles, and attics vented to an older standard. Newer subdivisions have builder-grade roofs, installed at the same time, that tend to wear out at the same time.
On an older house, the inspection matters more than the measurement. We look closely at the decking edges, the number of layers and the attic, because correcting airflow can do more for a new roof’s life than upgrading the shingle. On a newer house, the question is usually timing: if several neighbors are re-roofing after the same storms, yours is worth a look.
Houses with two layers of shingles deserve a specific mention. The second layer adds weight, hides the deck and holds heat, and both layers come off when the roof is replaced. That affects the price, so we check for it at the inspection rather than discovering it on tear-off day.
Either way, you get the findings in photos before any price is discussed.
How should you choose a residential roofer in Texas?
Texas does not license residential roofers, so there is no state license to ask for. Check instead for proof of insurance, registration with your city where it is required, a local address you can visit, manufacturer certifications, and a written estimate with materials named. Walk away from anyone who offers to cover your deductible.
Here is how Roof Experts stacks up against that list:
| What to check | Roof Experts |
|---|---|
| Local office | 4275 Little Rd #202, Arlington, since 2017 |
| City registration | Registered contractor with the City of Arlington |
| Insurance | Insured; proof available on request |
| Manufacturer certifications | CertainTeed |
| Warranty | 5-year labor warranty, plus the manufacturer’s material warranty |
| Deductibles | Never waived or covered (illegal in Texas) |
More detail is on our licensing page and in our guide to choosing a roofing contractor in Texas.
How do HOAs affect a new roof?
Many DFW neighborhoods require architectural approval before a roof’s color or material changes, and some restrict which products are allowed. Boards generally want the manufacturer, product line, color and a specification sheet in writing. Getting that submitted early keeps the approval from becoming the thing that holds up your job.
We include the product details with your estimate and can provide the spec sheet your board asks for. If you are considering a change, such as moving to a Class 4 impact-resistant shingle, check your HOA’s approved list first. Our roofing materials overview explains the main options and their trade-offs in North Texas.
What should you expect on a residential job?
Every residential job follows the same pattern: a free inspection with photos, options explained rather than a single take-it-or-leave-it price, a written estimate with materials and warranty terms, the work itself, and a final walkthrough. Pricing is per job, after we measure your roof.
- Free inspection. Roof, attic, ventilation and drainage checked and photographed.
- Options. Repair or replace, standard or Class 4, with the trade-offs explained.
- Written estimate. Line items, materials named, warranty terms stated, HOA details included.
- The work. Property protected, debris contained, site cleaned.
- Walkthrough. We review the finished job with you.
