What is TPO roofing, and which buildings is it right for?
TPO is a reinforced thermoplastic sheet laid over insulation and cover board on flat or low-slope roofs, with seams fused by hot air. Its white surface reflects sun, which helps with cooling load in DFW summers. It suits most retail, office, warehouse, multifamily and light-industrial buildings that don’t have heavy grease or chemical exhaust on the roof.
A TPO roof is an assembly, not just a sheet. From the deck up it is usually: roof deck, insulation (tapered where water needs to drain), cover board, then the TPO membrane, with flashings at walls, curbs, pipes and drains, and metal at the roof edge. Most of what goes wrong with a flat roof happens in those details, not in the open field of the sheet.
| Usually a good fit | Think twice |
|---|---|
| Retail centers, offices, warehouses, multifamily | Restaurants and kitchens with grease exhaust on the roof (see PVC roofing) |
| Large, sun-exposed roofs where a white surface helps | Roofs with chemical or oil exposure |
| New roofs, full replacements, and recovers where the existing roof is dry | Roofs with wet insulation that hasn’t been removed |
How do we install a TPO roof?
TPO is attached in one of three ways: mechanically fastened through the insulation into the deck, fully adhered with bonding adhesive, or induction-welded to plates without fastening through the sheet. The choice depends on the deck type, the wind-uplift requirement and the manufacturer’s approved assembly. Every seam is hot-air welded, then probed to confirm the weld.
| Method | How it works | Typically chosen when |
|---|---|---|
| Mechanically attached | Fasteners and plates hold the insulation and membrane to the deck; seams are welded over the fastener rows | Steel or wood decks where fastening is approved |
| Fully adhered | The membrane is bonded to the cover board with adhesive | Higher wind-uplift needs, or where a smoother finish is wanted |
| Induction-welded | Plates are fastened under the sheet, then bonded to it by induction heat | Where the manufacturer’s assembly calls for it, without fastening through the sheet |
Roof Experts, LLC is Elevate (Holcim) and GenFlex certified, and we install TPO from both. Your written scope names the product, the attachment method and the reason we chose it for your deck.
What should a TPO roof scope include?
A complete TPO scope lists every layer and detail: tear-off or recover, deck repairs, insulation with a taper plan where water ponds, cover board, membrane thickness, attachment method, and flashing at curbs, walls, pipes and drains. It should also cover edge metal and walkway pads. A bid that skips layers isn’t cheaper, just incomplete.
| Scope item | What it means | Why it matters in DFW |
|---|---|---|
| Tear-off or recover | Remove the existing roof, or install over it where allowed | Decided by the moisture survey, not by price |
| Deck repairs | Replace or reinforce damaged deck areas | No sound base, no sound roof |
| Insulation and taper | Type, thickness and where tapered insulation goes | Moves water to drains; ponding shortens roof life |
| Cover board | Board between the insulation and the membrane | Spreads hail and foot-traffic impact before it reaches the insulation |
| Membrane thickness | Stated in mils | More material over the reinforcing scrim |
| Attachment method | Mechanically attached, adhered or induction-welded | Set by the deck and the wind-uplift requirement |
| Flashings | Walls, curbs, pipes, drains and scuppers | Where most leaks start |
| Edge metal and walkway pads | Perimeter metal and protected paths to rooftop units | Wind gets under loose edges; service traffic punctures membranes |
Those same items set the price. Roof size and shape, how much wet insulation the survey finds, deck repairs, taper and the number of penetrations move the number more than the membrane itself, which is why we price each roof after we inspect it.
Recover or tear-off?
A recover installs new TPO over the existing roof, which saves tear-off cost and disruption. It only works when the existing roof is dry, there’s a single existing roof layer, the deck is sound, and code and the manufacturer allow it. A moisture survey or core cuts decide. Wet insulation has to come out either way.
| Recover may work when… | Tear-off is needed when… |
|---|---|
| The moisture survey shows dry insulation | Insulation is wet across large areas |
| There is one existing roof layer | Two roof layers are already in place |
| The deck is sound and fastening tests pass | The deck is damaged or corroded |
| The manufacturer approves the assembly | Drainage has to be rebuilt with new taper |
A recover can also go over other roof types, including metal. We retrofitted TPO over an existing R-panel metal roof on a building in Mansfield (see the projects below). If the roof is sound but simply aging, a silicone roof coating may extend it without a new membrane. We test before we recommend either.
How are flat roof leaks found and repaired?
Most flat roof leaks start at seams, flashings, penetrations, drains and edge metal, not in the open sheet. Water often travels through the insulation before it shows inside, so the stain is rarely under the source. We trace the leak, photograph the cause, and tell you whether a repair will hold or the roof is past it.
What a Dallas–Fort Worth owner should expect from a flat roof repair:
- Find the source. We check the seams, flashings at walls and curbs, pipe boots, drains, scuppers and edge metal above and upslope of the leak, and look for ponding and wet insulation around it.
- Fix the cause, not the stain. On TPO, a repair means cleaning the area and hot-air welding a matching TPO patch or flashing. Caulk smeared over a seam is not a repair.
- Deal with the water. Clogged drains and low spots cause more flat roof damage than storms. Clearing drains and correcting ponding with tapered insulation is often part of the fix.
- Document it. You get photos of what we found and what we did. If hail or wind caused the damage, the same photos support an insurance claim; see commercial roof insurance claims.
We repair other flat roofs too, including EPDM roofing and modified bitumen roofing. For an active leak, call (817) 754-9484. 24/7 emergency service, call anytime. We have made an emergency temporary repair on a TPO roof in Galveston after a hurricane blew the membrane off.
When is TPO the wrong choice?
TPO is a poor fit where the roof sits under heavy grease or chemical exhaust, where moisture is already trapped in the insulation, or where the deck can’t be repaired. PVC resists grease better, and a coating may serve a sound roof better than any new membrane. We say so in the written scope before you sign anything.
| Situation | Why TPO is a poor fit | What to look at instead |
|---|---|---|
| Restaurant, kitchen or food-processing exhaust on the roof | Grease and oils attack the sheet | PVC roofing |
| Wet insulation across large areas | A new membrane over trapped moisture fails early | Tear-off of the wet areas first, whichever system follows |
| Deck that can’t be repaired | No sound base for fasteners or adhesive | Structural repair before any roof system |
| Sound, mostly dry roof that is simply aging | Replacement may not be needed yet | Silicone roof coatings |
| TPO | PVC | EPDM | |
|---|---|---|---|
| Seams | Hot-air welded | Hot-air welded | Tape or adhesive |
| Grease and chemicals | Limited | Strongest of the three | Limited |
| Surface | White, reflective | White, reflective | Black standard; white available |
Compare TPO vs PVC vs EPDM side by side. Roof Experts, LLC installs TPO, PVC, EPDM and modified bitumen roofs and applies silicone and acrylic coatings, so the system in your written scope is the one that fits the roof.
How long does a TPO roof last, and what warranty comes with it?
Service life depends on membrane thickness, the assembly underneath, drainage and maintenance, so we state it for your roof rather than as a slogan. Roof Experts, LLC gives a 2-year workmanship warranty on TPO roofs, covering our labor. Manufacturer NDL warranties available. Your written scope says which options apply to your building.
Maintenance is what gets a flat roof to the end of its life. Inspections twice a year, usually spring and fall, plus after any major hail or wind storm, catch open seams, failed flashings and clogged drains while they are still small repairs. More on why commercial roof maintenance matters.
What does a TPO roofing project look like?
A TPO project runs in five stages: an inspection with photos and a moisture check, a written itemized scope with options, scheduling around tenants and operations, installation with daily cleanup, and closeout with photos and the final paperwork. You get the scope in writing before any work starts, and nothing is added to it without your sign-off.
- Inspect. We walk the roof, photograph it and run a moisture survey or core cuts where needed.
- Scope in writing. You get an itemized scope with options, such as recover or tear-off.
- Schedule. We plan the work around tenants and operations and protect entrances.
- Install. We install the assembly, weld and probe every seam, and clean up daily.
- Close out. You get closeout photos, your written workmanship warranty and the final paperwork.
