Signs your Irving roof needs a repair
Most Irving roof problems announce themselves in a few predictable ways: shingles that are cracked, lifted or gone, stains on a ceiling or upper wall, daylight showing between attic boards, or a lot of granules in the gutters. Any of these is reason to have the roof checked before the next heavy rain.
- Broken or missing shingles. The shingle is the first layer the weather hits. A missing tab exposes the underlayment, and the underlayment is not designed to be the roof.
- Light in the attic. Go up on a sunny afternoon. If you can see daylight through the decking or around a vent, water can get in the same way.
- Stains inside. A brown ring on the ceiling usually means water has been getting in for a while. The leak is often several feet uphill from the stain.
- Granules in the gutters. Some loss is normal on a new roof. Heavy loss on an older roof means the shingles are wearing out.
We trace leaks back to the actual entry point, which is often a vent boot, a wall flashing or a valley, and fix that. Our roof repair page explains what a typical repair includes.
What the City of Irving will and will not inspect
The City of Irving does not inspect homes for problems such as roof leaks. Its Building Inspections page says homeowners should hire an independent inspector for that kind of troubleshooting. For residential roofing requirements, the city points to the 2021 International Residential Code.
That code’s re-roofing chapter sets the rules for when an existing roof has to be torn off instead of covered over. We tear off to the deck as standard on replacements in Irving, because it is the only way to see the condition of the decking. A free roof inspection from us is not a city inspection, but it gives you photos, a written finding and a straight answer about whether the roof needs work now.
South Irving, Valley Ranch and Las Colinas
Irving’s housing ranges from older, smaller homes in south Irving to newer planned neighborhoods such as Valley Ranch, plus a large commercial core around Las Colinas. The work differs across the city, so we size the recommendation to the building in front of us.
On older homes with simple gable or hip roofs, the right answer is often a targeted repair that buys several more years. On larger, more complex roofs, valleys and wall flashing need the most attention, and HOA approval may come into play at replacement. Around Las Colinas, a good share of the roofs are flat or low-slope. Those fail at seams, curbs and drains rather than in the field, and they need a different system altogether. Our commercial roofing page covers those systems.
Close to our Arlington office
Irving is one of the closer cities we serve, about 20 to 25 miles from our office on Little Road and usually 25 to 40 minutes away depending on the neighborhood and traffic. We book inspections by appointment and can often fit an Irving visit in alongside other work nearby.
After hail or high wind, our storm damage page explains how we document a roof for an insurance claim. If the roof is past repairing, we price a replacement, and our DFW roof replacement cost guide explains what drives the price. We also work in neighboring Grand Prairie, Dallas and Grapevine.
