More roof planes, more places to leak
The cost of roofing a larger Keller home is driven less by square footage than by the number of places where one roof plane meets another. A two-story home with several gables, dormers, a chimney and a few skylights can have more valleys and flashing joints than three simple ranch roofs combined, and those joints are where roofs leak.
That is why we measure Keller roofs on site. A satellite measurement gets the area roughly right but misses the step flashing along each wall, the counter-flashing at the chimney and the extra cuts in every valley. Our written estimate itemizes them, so you can see where the labor goes and compare quotes on the same basis. See roof replacement for how we build a new roof from the decking up.
Where a steep roof meets a low-slope porch
A common Keller detail is a steep main roof that runs down to a nearly flat section over a back porch, patio or addition. Those are two different roofing systems. The residential code allows asphalt shingles only down to a slope of 2 inches in 12, with double underlayment required between 2 and 4 in 12.
Below that, water moves too slowly and wind pushes it back up under the shingles, so the flat section needs a low-slope membrane. The junction between the two systems is a frequent source of leaks on larger homes, usually because shingles were carried further down than the manufacturer allows. If you have a stain on the porch ceiling, that junction is the first place we look. A targeted roof repair often fixes it.
Hail and wind in Keller
On May 27, 2024, the Storm Prediction Center logged hail up to 2 inches about 2 miles southeast of Keller. On the evening of August 26, 2026, FOX 4 reported severe wind and hail in Keller as storms damaged trees and businesses in neighboring Watauga.
Larger roofs give hail more surface to hit. If you are replacing after a storm, it is worth pricing Class 4 impact-resistant shingles alongside standard ones, and asking your agent whether your insurer credits them. The roof storm damage page covers the inspection and claim steps.
HOA approval, handled before scheduling
Keller HOAs commonly set approved shingle lines and colors and want a submission before work begins, and some ask for a physical sample. We prepare the product name, color and specification sheet with the estimate so the approval request can go in right away.
Material choices carry more weight on homes where the roof is a big part of the front elevation. We price standard architectural, designer and impact-resistant options side by side, and our roofing materials guide compares them.
