What the free inspection includes
A free inspection is a full check of the roof, not a glance from the driveway. We get on the roof where it is safe to walk, look in the attic where we can reach it, and photograph everything we see. You keep the photos whether you hire us or not, and there is no charge for any part of the visit.
On the roof we check:
- Shingles or membrane for hail hits, wind creases, missing pieces, granule loss and age
- Flashing at walls, chimneys and skylights
- Valleys, ridges and roof-to-wall transitions
- Vents, pipe boots and other penetrations
- Gutters and downspouts, including dents that point to hail
In the attic, where accessible, we look at the decking for stains, soft spots and daylight, and at whether the roof is ventilated well enough for a Texas summer. More detail is on our roof inspections page.
What you get afterward
After the inspection we sit down with you and go through the photos. You get a plain answer: the roof needs a repair, it needs replacing, or it is fine for now. If it is fine, we say so and leave it there.
If work is needed, you get a written estimate based on measurements we took, with the materials named and our workmanship warranty explained: 5 years on steep-slope roofs such as shingle, metal and tile. If we find hail or wind damage, we tell you whether it looks like a claimable loss and how we document it for your insurer. Our hail and storm damage page explains that part.
What we will not do
We will not quote a roof without measuring it, because pitch, layers and decking change the price. And we will not offer to cover, waive or rebate your insurance deductible. That is illegal in Texas, and a contractor who offers it is telling you how they treat rules in general.
For a sense of what roofs cost in the area before we come out, our DFW roof replacement cost guide explains what drives the price.
Getting ready for the visit
You do not need to prepare anything for the inspection, but a few details help us give you a better answer. If you have them, have them handy when we arrive, and write down any questions you want answered while we are there.
- The approximate age of the roof, or the year you bought the house
- Where any leaks or ceiling stains show up, and when
- The date of any storm you think caused damage
- Your insurance policy’s declarations page, if you are thinking about a claim
