Roofing Questions from Arlington and DFW Homeowners

Short answer

Most DFW roofing questions come down to five things: what a roof costs, how a hail or wind claim works, whether your roof has storm damage, which material suits North Texas weather, and how to pick a roofer you can trust. The answers below are short; each section links to a full guide.

Cost questions

Roof prices vary more than most homeowners expect, because size, pitch, tear-off layers, decking and material all move the number. Our DFW roof replacement cost guide explains each factor that drives the price. Every Roof Experts job is priced after we measure the roof.

If you are weighing a repair against a new roof, the guide on repair vs replace walks through the signs that point each way.

Insurance claim questions

Hail and wind claims follow a predictable path in Texas: inspection, filing, an adjuster visit, the insurer’s estimate, the work, and the release of any held-back depreciation. Our insurance claims guide covers each step, and its child pages go deeper on deductibles, adjuster meetings and denied claims.

The page on what homeowners insurance covers is a good place to start if you are not sure a claim is worth filing.

Hail and storm damage questions

Hail is a regular part of DFW weather, and the damage it does to a roof is usually invisible from the ground. Our hail and storm damage page explains what hail does to shingles, what to do in the first days after a storm, and how documentation works.

For recent storm activity in our area, see storm updates.

Roofing materials questions

The right roof for a North Texas house has to handle hail, long stretches of heat and strong spring winds. Our roofing materials guide compares asphalt shingles, Class 4 impact-resistant shingles, metal and flat commercial systems, and explains where each one makes sense.

If hail is your main concern, start with Class 4 impact-resistant shingles.

Choosing a roofer

Texas does not license roofers, so homeowners have to do the checking themselves. Our licensing page lists what to verify, from insurance to city registration, and why homeowners hire us shows how Roof Experts measures up on each point.

FAQ

Frequently asked questions

How much does a new roof cost in Dallas-Fort Worth?

It depends on the roof's size, pitch, number of layers coming off, decking condition, ventilation and the material you choose. Nobody can price a roof honestly without measuring it. Our cost guide explains what drives the price, and we price every job after a free measured inspection.

Is it cheaper to repair or replace a roof?

A repair is cheaper up front and is the right call for isolated problems on a roof with life left in it. Replacement makes more sense when damage is spread across the roof, shingles are brittle or losing granules, or repairs keep coming back. We give you photos and a plain recommendation either way.

Will insurance pay for a full roof replacement?

Only if the insurer finds covered damage, usually hail or wind, serious enough to justify replacement under your policy. Wear and age are not covered. How much you receive depends on whether your policy pays replacement cost or actual cash value, and on your deductible.

Should I call my insurance company or a roofer first after a hailstorm?

Many homeowners book a free roof inspection first, so they know whether there is real damage before opening a claim. If the inspection finds storm damage, report it to your insurer promptly and keep the photos. Your policy sets the deadline for reporting a loss, so check it rather than waiting.

Can a roofer pay or waive my deductible in Texas?

No. Texas law requires the policyholder to pay the deductible, and it is illegal for a contractor to waive, absorb or rebate it, including through discounts or fake line items. Contracts of 1,000 dollars or more tied to an insurance settlement must include a notice of this rule.

Will Roof Experts meet my insurance adjuster?

Yes. We meet the adjuster on the roof, point out the damage we documented and make sure the photos and measurements are in front of them. We do not negotiate your settlement, because Texas does not allow a contractor to act as a public adjuster on a job it is building.

What should I do if my roof claim is denied?

Ask the insurer for the denial and its reasons in writing, then compare them with your own inspection photos. You can ask for a re-inspection, send additional documentation, or get help from a licensed public adjuster or an attorney. The Texas Department of Insurance also accepts complaints about insurers.

How can I tell if hail damaged my roof?

Hail damage on shingles is hard to see from the ground. Look for clues around the house instead: dents in gutters, downspouts, vents and AC unit fins, dings on mailboxes or patio furniture, and shingle granules collecting at downspout outlets. If you see those, have the roof itself inspected.

Is hail damage an emergency?

Usually not, unless water is coming in. Most hail damage weakens shingles over time rather than causing an immediate leak. The real deadline is your insurance policy, and damage left too long can turn into leaks and rotten decking that are harder to tie to a specific storm.

What does a free roof inspection include?

We check the shingles or membrane, flashing, valleys, vents, pipe boots and gutters, and the attic decking and ventilation where we can get to them. Everything is photographed. You get a plain answer on whether the roof needs a repair, a replacement or nothing yet, with no obligation.

Can I get a roof inspection before buying a house?

Yes. A roofer's inspection is more detailed than the roof section of a general home inspection and can tell you roughly how much life the roof has left and whether there is unrepaired storm damage. That is useful information before you finalize an offer.

Are Class 4 impact-resistant shingles worth it in DFW?

For many North Texas homes they are, because hail is a regular event here. Class 4 shingles passed the toughest impact test in the UL 2218 standard, and many Texas insurers offer a premium discount for them. Ask your agent what discount applies before you decide.

How long does a roof last in North Texas?

Heat, sun and hail all shorten roof life here, so age alone is a poor guide. Attic ventilation, the shingle line and the roof's hail history matter just as much. Brittle shingles, curled corners, heavy granule loss and repeated leaks are signs a roof is near the end.

Do roofers need a license in Texas?

No. Texas has no statewide roofing license. Check for current liability insurance, city contractor registration where required, manufacturer certification and a written contract instead. In Arlington, roofing contractors must be registered with the city.

How do I choose a good roofer in Arlington?

Pick a contractor with a local address, current insurance, City of Arlington registration and certification from the maker of your shingles. Get two or three measured written estimates, compare them line by line, and walk away from anyone who offers to cover your deductible or suggests skipping a required permit.
