What the assessment covers
A commercial roof assessment is a walk of every roof area on the building, done the same way each time so the report can be compared year to year. A two-person crew inspects the membrane or roof covering, seams, flashings, drains, edges, penetrations and equipment curbs, measures each area, and photographs what it finds.
You get a written report with:
- Photos of every roof area, every drain and scupper, and every rooftop unit curb
- A wide shot and a close-up with scale for anything in poor or critical condition
- A Roof Condition Index score from 0 to 100 for each roof area
- An estimate of remaining service life
- Recommended repairs ranked by priority: immediate, within 6 months, within 12 months, or monitor
- Options for each roof: repair, restoration with a coating, recover, or replacement
You keep the report whether you hire us or not.
Before we come out
A little background makes the visit faster and the report more useful. If you have them, have these ready:
- Roof access: hatch, ladder or lift location, keys or badge, and who to check in with on site.
- Leak history: where leaks or ceiling stains have shown up, and when.
- Roof records: the age of each roof area, past repairs, and any manufacturer warranty paperwork.
- Other trades: whether HVAC, electrical, sign or solar crews have worked on the roof recently.
None of this is required. We can assess a roof with no records at all.
What happens after
We send the photo report and walk you through it. If a roof needs work, the report includes a written scope for each option, and you decide from there.
For owners and property managers who want the roof on a schedule instead of on a leak call, the assessment is also the first step of our Commercial Roof Care Plan: scheduled inspections, cleaning, minor repairs and a five-year budget for every roof you manage.
Roof systems we work on
We install, repair and restore every common commercial system, and we are Elevate (Holcim), GenFlex and GACO certified. Compare them on our TPO vs PVC vs EPDM page, or go straight to TPO, PVC, EPDM, modified bitumen, silicone coatings or acrylic coatings.
