Mansfield homes are reaching their first replacement
About two-thirds of Mansfield’s housing was built in 2000 or later, and the median home dates to 2004, according to Census Bureau survey data. A house that age with no hail claim on record is often still wearing its original shingles. That makes most Mansfield replacements a first tear-off rather than a second or third.
A first tear-off is usually one layer of shingles over panel decking, which keeps the job simpler than on older Tarrant County houses. We still check every sheet once the shingles are off. The labor in Mansfield tends to go into the roof shape: two-story elevations, steep front gables, and the step flashing where a second story meets a lower roof. Those wall-to-roof joints are where a new roof either stays dry or doesn’t, so we look at that flashing closely and replace it when it’s worn, bent or sealed over.
What Mansfield’s code requires on a re-roof
Mansfield doesn’t require a permit to replace shingles only on a one- or two-family home, but the work still has to meet code. The city’s Building Safety FAQ calls for a full tear-off, new underlayment, flashing and drip edge. A permit becomes necessary once decking, rafters or trusses are repaired or replaced.
That line matters on your quote. If we open the roof and find soft or delaminated decking, the job crosses into permit territory, and we tell you before that work starts. The city does not make you replace decking that is still in good condition.
Two other local details:
- Dumpsters. Mansfield franchises one hauler, Frontier Waste, for roll-off containers, so the dumpster in your driveway will come from them.
- HOA approval. If your subdivision has an HOA, get the shingle color approved in writing before materials are ordered. Waiting on it can hold up the start date.
Choosing shingles after the 2023 and 2024 hail
Mansfield has had two serious hail nights in recent years. On June 12, 2023, storm reports included several baseball-size stones and one photographed at 5 inches. On May 27, 2024, residents reported 2-inch hail that broke skylights, windows and attic vents. That history is why impact resistance belongs in every Mansfield roofing conversation.
Class 4 impact-resistant shingles cost more than standard laminated shingles, and they are not hail-proof. What they do is resist cracking better than standard shingles in the impact test used to rate them. Our Class 4 shingle guide explains the rating and the questions to ask your insurance agent. We are CertainTeed certified, and we’ll price a standard and an impact-resistant option side by side so you can see the difference in writing.
How a Mansfield replacement runs
Most replacements follow the same five steps, from the first free inspection to the final walk-around. The order below is what you can expect on a typical Mansfield home, including the point where a permit comes in if the decking needs work. Weather and HOA approvals are the usual reasons a date moves.
- Free inspection. We walk the roof, check the attic and decking from below, and look at ventilation.
- Written quote with photos. If hail or wind caused the damage, we also review your insurance scope.
- Approvals and ordering. HOA color approval, material order, and a permit if decking or framing will be replaced.
- Tear-off and install. Full removal, decking check, new underlayment, flashing and drip edge, shingles, ridge and vents.
- Cleanup and final walk. Nail and debris cleanup, a walk-around with you, and our 5-year labor warranty in writing.
Cost, financing and insurance
We don’t publish a flat Mansfield price, because roof size, pitch, number of stories and decking condition move the number more than the ZIP code does. Our DFW roof replacement cost guide explains what drives the price. Your actual price comes after we measure the roof.
We offer in-house financing for specific situations plus third-party financing; payment options has the details.
